Permit submittals:
Permits can be mailed in, dropped in the drop box in the parking lot (white box, WEST side of lot), dropped off at our front desk, or emailed to permits@brookfieldil.gov

Permit Issuance:
Payments can be mailed in, dropped in the drop box in the parking lot (white mailbox, WEST side of lot), or picked up in person.
Once payment is received, we will mail and/or email the permit paperwork to you.
Please indicate if you are unable to print the permit placard and job copies, and we can assist.

Building Permits

NOTICE:  Pursuant to Ordinance No. 2020-89 approved by the Village Board on December 14, 2020, the following Building Permit fee increases will take
effect on January 1, 2021:

Building permits help protect your neighborhood, your investment, and current and future owners and residents of your building by ensuring all work meets construction industry standards.  The Village of Brookfield has expedited the process and has experts on hand to answer all of your questions.Building permit applications and contractor registrations can be found at the "Forms" Tab on the Village Website at brookfieldil.gov and all documentation can be scanned and e-mailed to permits@brookfieldil.gov , sent by fax to 708-485-8090 or left in the drop box at Village Hall. Residents looking to speak with an inspector in-person will need to make an appointment in advance by calling (708)485-7344.

Building Permits – What to Submit:

  • Application
  • Plat of Survey
  • Building Plans (Architectural Drawings)
    • Describes work to be performed
  • Cost Estimate (Copy of Contract)

Building Permit Construction Review

There are two types of review:  (a) plan reviews to verify the soundness of construction plans/blueprints; and (b) field inspections. Here is the detailed flow of the Building Permit Review Process:

Ancillary documents are often necessary and should be inquired about when planning begins:

  • Parkway Bonds
  • MWRD – Metropolitan Water Reclamation District of Greater Chicago Permits. Because MWRD is a separate unit of government, these permits are not controlled by the Village of Brookfield.

What Does MWRD do?

  • MWRD inspects plumbing lines that connect to the municipal sewer
  • Their jurisdiction starts from the point at which the sewer "exits" the building foundation
    • Anything inside the building foundation is inspected by the municipal inspector (plumbing)
    • Anything outside the building foundation is inspected by MWRD (sewer)
      • MWRD does not report to the Village of Brookfield
      • They have independent inspection authority
    • Bottom line: your general contractor needs to let the Village know if an MWRD inspection might be triggered

Sooner is better to avoid surprises.

About Contractor Licenses

All contractors and subcontractors doing work in the Village of Brookfield are required to obtain a Village of Brookfield Contractor License.  All contractors are required to provide a signed original of a License and Permit Bond in the sum of $10,000 and a Certificate of Insurance naming the Village of Brookfield as Certificate Holder.  License fees are typically $150.  For a full list of fees, please visit the Forms page.

In addition, the following licenses are required:

  • Roofers – State of Illinois Roofing License
  • Plumbers – State of Illinois or City of Chicago Plumbing License
  • Electrical – Any license from a testing municipality approved by the Village of Brookfield.

Important Notes about Building Permits:

Permits will only be issued when all contractors are listed on the permit and licensed with the Village of Brookfield.

Inspections require a minimum of 24 hour notice.  During the busy spring (late March, early April) and summer months, plan ahead and schedule your inspection 2-3 days in advance.

Zoning

The Village of Brookfield's zoning code determines permitted uses for each zone or district.  Please refer to the zoning map for specific zones within the Village.

Zoning determines permitted land uses and potential parking requirements.  For each district on the zoning map, certain uses are:

  • Allowed ("permitted by right")
  • Allowed with conditions ("special use")
  • Prohibited

Zoning also determines if the use or project is compliant with land coverage requirements and other criteria.  For example, zoning states that homeowners must keep 40% or more of the lot as open space.

**Non-permitted uses include special uses and variances. They are routed through the Village Zoning and Planning Commission.
